  • Research the MLS and other resources for new and existing homes that are certified by USGBC LEED, NAHB Green or local approved Green programs.
  • Have multiple relationships with new luxury green builders and an awareness of the most qualified award winning builders, deals on their existing inventory and/or special financing packages they may offer.
  • Prepare the contract or if building, then review, discuss with you and suggest changes, if needed, to your building contract and change orders.
  • Discuss with you the various Luxury Green Home features available and/or existing in your home and decide what features and benefits are most important to you.
  • Provide you with a portfolio of lenders who specialize in loans within your price range, your property type and if available, special GREEN financing options.
  • Review, discuss with you and suggest changes, if needed, to your good faith estimate, loan terms, closing statement and your loan modification if you are utilizing a construction/perm mortgage.
  • Assist you in hiring a qualified building inspector who is a licensed contractor and has specialized knowledge in green building practices and products..
  • Find an insurance company with competitive rates and if available, discounts for certified green homes.
  • Assist with gathering information and paperwork necessary to obtain credits, rebates and incentives that you may qualify for as a result of building or renovating a green home.
  • Knowledge and experience as an EcoBroker and NAR Green Designation with an awareness and understanding of green building methods and products in order to be a qualified alliance between yourself and the builder.
  • Compile for you a team of local specialized experts, not just the obvious ones related to the purchase of the home, but also for interior design, furnishings, maintenance and the like.
  • Assist you in making decisions regarding selection of products and materials to be used in your Luxury Green Home.
  • Coordinate and attend ALL building inspections and walk-throughs.
  • Maintain a 24/7 communication process utilizing Transaction Desk software so all parties involved may communicate and share all information and documents relative to the transaction.
  • Consult, discuss, problem solve or just be available in general to ALL parties involved in your transaction.
  • Be available to mediate any disputes or misunderstandings that may arise between all parties involved in the transaction.
  • Be available via email and/or telephone to discuss with you ANY questions or concerns you may have throughout the whole process, and beyond.
